Tower A of D’SINI Residences 90% sold

Golden Land Bhd’s latest offering, the RM290 million D’SINI Residences in Setia Alam, Shah Alam, Selangor, has achieved a take-up rate of 90% for Tower A (259 units) since it was unveiled last February, according to its CEO ­Steward Yap.

The 3.59-acre development, located at the junction of Persiaran Setia Perdana and Persiaran Setia Utama, comprises 500 serviced apartment units in two blocks. There are nine units per floor, served by four lifts.

The units are sized from 560 to 1,227 sq ft and available in three layouts: 1+1 bedroom and 1-bathroom; 3-bedroom and 2-bathroom; and the largest units, 4-bedroom and 3-bathroom dual key homes. Prices range from RM350,000 to RM972,000. Each unit comes with two to four parking bays.

At the bottom of the podium are 22,000 sq ft of commercial space — 16 units of shops sized from 900 to 2,000 sq ft — which is not available for sale.

“As of now, the company’s plan is not to sell the retail units but to manage them on our own as we would like to have full control to get the right tenant mix into the development in order to best benefit the residents,” he tells City & Country in an email interview recently, adding that the development is on track for completion in 1Q2026.

Yap says that D’SINI Residences is set to become the embodiment of modern urban living in Setia Alam, as it has been designed to cater to the aspirations of the younger generation of professionals and families.

The concept, he explains, is happiness. Scandinavian countries consistently secure top positions in global happiness rankings and attribute their high levels of happiness to various factors such as hygge.

Hygge, he explains, is a quality of comfortable conviviality that engenders a feeling of contentment or well-being. It is about a balanced lifestyle where one enjoys life’s simple pleasures while still being in tune with nature.

Hence, D’SINI Residences’ facilities are designed based on the concept, incorporating elements related to nature and play such as an infinity pool, a sunken lounge, a water playground, a children’s play stream, a garden and a fitness path, as well as technology in the form of WiFi-ready facility spaces and a co-working area.

Golden Land started off as a timber player in 1982, before venturing into oil palm plantations. In recent years, it made its maiden foray into the property development industry with the completion of the industrial project Golden Gateway in Batu Kawan, Penang, in May 2021, as well as the commercial project Midtown Plaza in Sandakan, Sabah, in 2016.

D’SINI Residences is its first project in the Klang Valley and also its first high-rise development. Yap hopes it will help the Sabah-based timber player establish a reputation in the Klang Valley as a property developer that redefines lifestyles.

“With a business plan to target a gross development value of RM1.5 billion for the next five years, we are actively sourcing for strategic land at the moment. We are also planning to launch a commercial project in the CBD (central business district) of Kota Kinabalu soon,” he explains.

“We are more optimistic about the overall market performance in 2H2023, mainly owing to the improving domestic demand in the property sector.”
