It depends which areas/ locations & days. Some areas really business average only. Now at the QB mall, I need to q 15m for order, 30m to pick the drinks. I guess revenue will be maintained or drop slightly? Profit sure drop as too much promo. Just my guess based on observations from Where I stayed.
Just use google map to check the venue, I dont think is suitable for housing project as a bit outskirt area but close to Port Klang which is about 30 minutes drive. Also the port Klang export per container is cheaper compare to P.Gudang (some info I google (old data))
