KUALA LUMPUR (Aug 6): Mah Sing Group Bhd’s (KL:MAHSING) maiden project under its premium M Grand Series, M Grand Minori, recorded a 90% take-up rate for Phase 1 of Tower A during its launch weekend.

According to a press statement on Wednesday, the freehold mixed-use development spans 5.99 acres in Taman Pelangi and has an estimated gross development value of RM1.5 billion.

Located 3km from the upcoming Bukit Chagar Rapid Transit System station, the project comprises a retail podium and two towers of serviced apartments ranging from 403 to 835 sq ft.

The layouts include studio, one-bedroom, one-plus-one-bedroom and three-bedroom units, with selected configurations offering a dual-key concept.

Mah Sing said the units are partially furnished to appeal to move-in ready buyers, upgraders, professionals, investors and cross-border commuters.

Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said, “We are excited to introduce M Grand Minori, the first project under our M Grand Series in Johor. The strong take-up shows that this development resonates strongly with homebuyers.”

“Strategically just 3km from the upcoming Bukit Chagar RTS station, which will provide a direct five-minute connection to Singapore’s Woodlands North, the project is well-positioned to tap into growing demand driven by enhanced cross-border connectivity,” he said.

The project is set to benefit from increased economic activity linked to the Johor-Singapore Special Economic Zone, which targets sectors such as electronics and renewable energy.

Facilities at M Grand Minori include 41 amenities such as an infinity pool, gymnasium, co-working lounge, yoga deck, multipurpose hall and children's play areas.

Sustainability features comprise electric vehicle charging stations, rainwater harvesting, an automated waste collection system and an express car park ramp. The development is GreenRE certified.

Mah Sing group chief executive officer and executive director Datuk Voon Tin Yow said, “M Grand Minori is designed to offer a lifestyle that reflects the needs of today’s urban dwellers — smart, connected and convenient.”

Residents will have access to schools, hospitals, retail malls and recreational amenities within a 5km to 7km radius.

Key institutions include SMK Taman Pelangi, Foon Yew High School, Columbia Asia Hospital and The Mall, Mid Valley Southkey.

The project also includes commercial units at ground level for essential services such as groceries, F&B, clinics and a childcare centre.
