KUALA LUMPUR (April 13): The much-coveted 2.61-acre land in the KLCC area will soon be developed into a RM3 billion mixed-use development, named Armani Hallson KLCC.

According to Armani Group’s deputy chief executive officer Chris Yong and chief operations officer Maria Wan Malek, Armani Hallson KLCC will feature 775 SoHo units in one block (the 68-storey Block C) and 1,440 SoVo units in two blocks (the 78-storey Block A and B). The SoHo units range from 538 sq ft to 558 sq ft, while the SoVo units range from 406 sq ft to 1,182 sq ft. Prices start at RM1,600 per square foot.

In this issue, we feature the Lapatoo House by Fabian Tan Architect in our Designworks. Inspired by a particular requirement in the clients’ brief, the two-storey, semi-detached home in Taman Tun Dr Ismail, Kuala Lumpur, has a central void that acts as a singular volume connecting the ground and first floors, both horizontally and vertically.

In The Edge Malaysia| Nawawi Tie Leung Property Consultants Penang Housing Monitor 4Q2024, Nawawi Tie Leung Property Consultants Sdn Bhd executive director Saleha Yusoff notes that the property market was stable in the quarter under review. The overall transaction volume increased slightly by 0.1% (3Q2024: 6,620 units). Market activity was driven by the residential sector, contributing 74% of the total transactions, although the transaction volume dropped by 1.1%.

We also cover the Abandoned Housing — Challenges, Insights & Solutions Research Report by the Real Estate and Housing Developers’ Association (Rehda) Institute, which was launched on April 8. Abandoned housing has been a long-standing problem in Malaysia, and the report shows that the number of abandoned housing projects has been rising steadily since 2019, with the Covid-19 pandemic exacerbating the situation.

Lastly, our “My Space” column — featuring Samuel Tan, the founder and CEO of Johor Bahru-based Olive Tree Property Consultants — discusses the opportunities amid the uncertainties that might arise from the reciprocal tariff.
