I wonder how much IGB loss a day if didn’t get the base rent (due to the free rental period). Not to mention some of the merchant will pay extra if their sales is higher than base rent.
Another 2 weeks of mco extension is gonna burn more revenue to IGB. Sentiment for at LEAST next 3months doesn't seem good also as people will keep social distancing until a vaccine is developed.

@SLYS that is not my mean...I mean IGBREIT is much easier to do valuation and assessment... once u get in to Mid Valley or The Gardens u will know how good the IGBREIT biz...
It’s true that people will eventually back to shopping mall coz that’s what Malaysian do on weekend. Only thing is whether or not the retailers are able to sustain until then. Not all retailers are cash rich I supposed. Have to pick the right timing to enter. I will observe for another quarter or wait for buy signal.
Ya observation and cash flow is more important actually, if u got alot free cash flow is ok that u invest now, but u also can do observation then only invest, although earning become little but relatively more secure. We all know that igb will grow back one day cuz of his properties, just the problem how the dealing between reit and the retailer and how small retailer can survive during this 2 months mco
even people back to mall...due to SOP and majority of people concern about the virus..there will be less crowd and less sale... online sales is the only way... i dont see a major recover from mall business ..
